
NASHUA, NH – During his State of the City address in February Mayor Jim Donchess said the housing shortage was one of the most significant problems facing the city.
“For years now, the demand for housing has greatly exceeded the supply,” he said. “We are working every day to bring much needed housing, both affordable and market rate, to our community.”
Ink Link News requested data on city housing projects in the pipeline and the Planning Department provided us with a spreadsheet [see below] on June 14 which lists 1,975 units along with statuses ranging from approved to completed.
The map below shows the location of each project, its status and what kind of housing it provides – from market rate to halfway-houses.
Note: There are no projected completion dates on uncompleted projects, nor are there official vacancy numbers on the recently completed projects, although some are filling at an intentionally incremental rate according to planning manager Sam Durfee.

Mixed income

About half of the units – 1,011 – are mixed income.
The site at 103 Temple St. has been approved to be redeveloped into 362 multifamily residential units between three units.
83 condominium units are under construction at 124 Ridge Road, a 20-unit apartment building at 75 Lake St., L Lake St., and L Pine St., has been completed, and a redevelopment at Veteran’s Memorial Parkway that will create 546 units is under review.



Market rate
764 units – 39 percent – are at market rate.
These include multi- and single-family condominiums, 74 completed residential student housing units at Rivier University, apartments, and a mixed use residence at 136 East Hollis St., with three residential units and a convenience store that is currently under construction.
Affordable
Seven percent of the projects will be affordable units, for a total of 140.
A 45-unit apartment building is currently under construction at 249 Main Street, and a site at 175 and 177 East Hollis and 50 Crown St. has been approved to be redeveloped for 95 multifamily residential units across two buildings.

Other
32 elderly residential units are under construction at 7 Coliseum Ave, and 28 halfway house units are complete at 29 Kinsley St.
